Developed by Fulton St. Companies alongside Huizenga Capital Management as the equity partner, the roughly 45,000-square-foot building will house Herman Miller as its single tenant. Programming will include a ground-floor showroom and retail, with office spaces in the floors above. Tenants will also have access to terrace space on the third and fourth floors.
Designed by Hartshorne Plunkard Architecture, the design restores the existing facade of a two-story masonry building, with an added third-floor metal enclosure. A connected five-story building has also been constructed directly west of the original building, which also includes a brick exterior.
While no on-site parking spaces will be included, occupants and visitors will various public transportation options nearby. Nearest bus service includes north and southbound stops for Route 8 located along Halsted four blocks east. Also in the area is Route 65 to the north along Grand and Route 20 to the south along Madison. The Green and Pink CTA L Lines, meanwhile, can be found at Morgan station, located a five-minute walk southeast. Additional Blue Line service is available a 13-minute walk northeast to Grand station.
Currently, only interior work remains for the construction project, which has been overseen by Skender as general contractor. An exact tenant opening date is not currently known.
