Permits were issued earlier this week for a four-story mixed-use building at 2803 W Henderson Street in the Avondale neighborhood.
The owner, Macon Construction Group, plans to replace its current single-story office building with four floors of mixed-use programming. The ground floor will include both retail and parking. Although the number of residential units on the remaining three floors is not currently known, it is likely approaching at least a dozen based on renderings.
The site is located at the corner of W Henderson Street and N California Avenue. Brands Park resides less than a minute’s walk southwest behind the building. The bus Route 94 is a one-minute walk north to California & Roscoe, while the nearest CTA L Blue Line access is an 18-minute walk west to Belmont Station. Other nearby points of interest include a variety of commercial spaces and retail along N Elston Avenue are a four-minute walk west.
In addition to owning and developing the lot, Macon Construction Group will also serve as the general contractor. Meanwhile, Howard M. Hirsch of Hirsch MPG is listed as the architect of record. Renderings show a polished masonry facade embedded with tall windows. The building will have a subtle podium to demarcate the ground retail floor from the above residential ones.
The project is expected to cost $600,000. 33rdward.org lists a completion date of late May 2021.
