Foundation work is progressing at 1400 Monroe, located at 1404 W Monroe Street in the West Loop neighborhood. Photos of the site from this week show concrete pouring for the partially-completed foundation, as well as additional on-site equipment. JK Equities is developing the seven-story residential development with 42 condominium units.
The property is located at the corner of W Monroe Street and S Loomis Street, just between the Chicago Office-Emergency Management to the north and the seven-acre Skinner Park to the south. Nearby bus access includes the Madison & Loomis stop on route 20, less than a two-minute walk north. Towards the south, routes 9 and 126 are each a six-minute walk from the property. The nearest CTA L Blue Line access is Racine station, a seven-minute walk southeast. Additionally, Green and Pink Line access can be found via Ashland station, a 13-minute walk northwest.
YIMBY previously reported that site permits listed Laurence O. Booth of Booth Hansen as the architect of record. Renderings show the structure encased in a clean gray-brick facade, with evenly spaced, loft-inspired windows.
Units will range in size from 1,244 to 1,846 square feet, starting at $600,000 for a two-bedroom unit. Amenities include one parking space for each of the 42 units, as well as an additional 22 reserved bike spaces. Summit Design + Build is the general contractor for the $17 million construction project.
An official completion date has not yet been announced.
