North Lawndale

A vacant corner lot on the northeast corner of West Douglas Boulevard and South Spaulding Avenue will soon be improved with a pair of two-story plus basement, two-unit residential buildings. At 3254 West Douglas in North Lawndale, a permit was issued to developer and general contractor M Street Construction of Oak Park on November 25. A second permit remains pending in the Chicago Data Portal to build next door at 3256 West Douglas.

The new construction permit issued by the City of Chicago on November 14 will plug the gap at 1631 South Trumbull Avenue in North Lawndale where a vintage greystone residence was demolished almost 20 years ago. That building, likely at least a century old at the time of its demise, was ordered torn down by the city in December 2007, with the lot sitting vacant since.

A permit was issued by the City of Chicago on November 3 to construct a three-story plus basement, three-unit residential building at 1654 South Drake Avenue in North Lawndale. And soon, pending permits will allow identical proposals to be erected on either side of it. The nine total units are under development by Westside Community Group, Inc.

A vacant lot in North Lawndale at 1134 South California Avenue will soon be filled, thanks to a new permit issued by the city. Developer Mismo Holding LLC and general contractor Fargo Group LLC, both registered to the same South Wentworth Avenue address, received the permit on September 12 after filing to build in June 2024. It came through with a reported cost of $350,000.

A permit has been issued to allow construction of a two-story, six-unit residential building at 1141 South Keeler Avenue in the North Lawndale neighborhood. An application was filed for the homes on October 18 of last year, and permission came through on July 16 with a reported cost of an even $1,000,000.
