The Chicago City Council has approved the residential development at 3710 N Ashland Avenue in Lake View. Having submitted a zoning application over a month ago, the project has seen various design changes leading up to its approval. Local developer CorEtt Builders Corp is working with structural engineer MC & Associates, LLC on its design.

Sitting near the corner with W Waveland Avenue, the four-story structure replaces a vacant lot which previously held a smaller home and its garage. Once completed, the 45-foot-tall building will better match the height of its surroundings along the arterial road, however there will be no ground-level commercial space.

The ground floor will partially contain a large resident storage and bike parking room, a few office spaces, elevator, and five-vehicle parking spaces accessed from the alley. In total there will be 21 residential units made up almost equally of studios, one-bedroom, and two-bedroom layouts, with four of them being considered affordable.

Select residences will have access to a small private balcony, while all will have access to a large communal rooftop deck. The building itself will be clad in a gray brick facade without much ornamentation. Market rate rents will range from $1,700 to $3,200 per month. The project will begin demolition soon and is expected to be completed next year.
