Construction permits have been issued for a four-story mixed-use building at North Center‘s 2024 W Irving Park Road. With Sewickly LLC as the owner and developer, the new construction entails a combination of ground-floor retail and 12 condominium units on the upper floors. The project received zoning approval late last year, in which the Zoning Board of Appeals permitted a reduction of the rear setback from 30 feet to 18 feet.
Hanna Architects is the design architect, whose plans call for a red brick facade with stone accents, dark-toned spandrels, and two columns of recessed balconies along the front- and rear-facing exteriors.
Parking comprises of 12 total spaces in an integrated ground-level garage. Bus transit options in the vicinity include stops for Routes 50 and 80, situated just paces east at the intersection of Irving Par, Lincoln, & Damen. Those looking to board the CTA L will find train service for the Brown Line at Irving Park station via a five-minute walk east. Lastly, Metra access can be found at Ravenswood station via a 24-minute walk northeast.
Panoptic Group Inc is the listed general contractor behind the $2.6 million construction. Given that the site is currently occupied by a vacant lot, construction will be able to commence without the need for demolition permits. A full completion timeframe has not yet been revealed.
