Yesterday, owners of the Prairie Shores apartments celebrated the groundbreaking of a new two-story resident clubhouse in Bronzeville. Spearheaded by Chicago-based firms Golub & Company and Farpoint Development alongside Goldman Sachs Urban Investment Group, the 17,510-square-foot structure will be nested between the 2901 and 2951 towers along Martin Luther King Drive. The five-tower Prairie Shores complex was purchased in 2019 and is undergoing a multi-phase renovation of its existing 1,675 residences, common spaces, and landscaping.

The clubhouse will serve as a central activities hub for residents, with an emphasis on socialization and wellness. A state-of-the-art fitness center will span both floors, divided between weight and strength training on the first floor and cardio and yoga on the second. There will also be a rooftop deck with grilling stations, a bar area, lounge seating, fire pits, open turf areas, and media walls. Back inside will be a large common room with lounge seating, a fireplace, and televisions. In addition, residents will have access to a game room with space for a pool table, televisions, and a kitchen bar area. Those wishing for a remote-work setting will find a co-working lounge with both collaborative and private work rooms. Other programming will consist of accessory leasing and management offices.

Gensler is the architecture firm behind the project, with a bright interior scheme by Stanton Interior Concepts. Newly revealed renderings depict a rounded massing that will be anchored by a masonry-clad first floor. The second floor features primarily floor-to-ceiling glass panels, a curved roofline, and a setback terrace. The design’s translucent use of glass will improve visibility for birds during migration, as well as diffuse light from within to create a glowing evening appearance. When describing the thinking behind the various architectural elements, Sasha Zeljic, a principal at Gensler, told YIMBY, “One of the starting points for us was how do you actually see the building when you’re driving on Martin Luther King Drive? How do you create a beacon for that development? And most of all, how does the building behave as a touch point for the residents that are here?”

The site lies central to a host of transit options, with Route 3 just paces from the clubhouse site at King Drive & 29th Street. Also nearby are Routes 1, 4, 21, and 31. Closest rail access can be found for the Metra at 27th Street station, located a 10-minute walk northeast. Meanwhile, CTA L Green Line service is available at the 35th-Bronzeville-IIT station via a 22-minute walk southwest.

Steve Sise, senior vice president of portfolio management at Golub & Company, expressed deep excitement toward the project, describing its role as a new focal point and activity hub within Prairie Shores: “This is a large, vibrant, active, and involved community. We want to make sure they have a central place to come together and congregate. This clubhouse will bring that central location and central meeting space, as well as provide the amenities that renters and residents are looking for.”
With Leopardo Construction as the general contractor, permits for the $7.5 million construction were issued this past May. The most updated timeline has penned a completion date of spring 2022.
