Plan Commission To Review Updated Plans Of 1338 W Lake Street In West Loop

Plans are moving forward for the mixed-use development at 1338 West Lake Street in the West Loop. Sitting on the corner of West Lake Street and North Ada Street, the project was proposed over three years ago and is set to replace the former Leslie Hindman Auctioneers complex, which is currently in the process of being demolished. Efforts are being led by developer Cedar Street Companies.

The SCB-designed high-rise will be reviewed by the city’s Plan Commission later this month, after being approved by the now-defunct Committee on Design in 2023. It is worth noting that the drawings shown here are from that date; the building has since seen an increase in height and density, though an updated presentation has not yet been uploaded.

The updated plans now call for a 33-story tower, up from the previous 28. Inside will be a slightly larger retail space spanning 7,800 square feet, a small lobby, and a 191-vehicle parking garage on the lower levels—down from the previously announced 255 spaces. The podium was originally set to be clad in gray panels and feature a decorative statement sculpture.

The tower above will now hold 321 residential units, up from the 271 proposed in the original plans. These will most likely be made up of studio, one-, and two-bedroom layouts. Of the planned units, 64 will be required to meet affordable housing guidelines. The revised project will still need city approval prior to moving forward as the site is cleared. Construction is expected to take approximately 18 to 24 months to complete.

  1. The parking podiums of Fulton are just so bad. Hopefully the updates are design improvements

  2. Nice design, commercial at street level, affordable housing, quality artwork, and great outdoor space on top of the podium. A little bit stubby looking, needs an additional 10 stories.

  3. Given how many new housing units have come into existence in the West Loop in the last few years, I’m surprised how few new retail and service businesses there are in the neighborhood.

    • Agree you would think this population growth would spur small business. My understanding is the real estate taxes for a small space is crazy high

  4. So let me get this straight…demolishing an existing building while it’s sandwiched in between two surface level parking lots?? We need new laws or some type of incentive to developers to build on or disincentive to landlords who won’t sell their surface level parking lots.
