A nearly 150-year-old frame residence at 1821 West Haddon Avenue in East Village received a permit from the city this month to convert its basement into an Additional Dwelling Unit. A private owner applied for the permit on December 2 of last year, and it came through on January 26 under the City of Chicago ADU Pilot Program with a reported cost of $25,000.

Real estate records indicate the property was purchased in June for $525,000, with its origins cited between 1876 and 1878. The 33-foot-high building currently has three units across its four total levels, which include existing attic and basement spaces. The renovation permit makes mention of an existing two-car frame garage, but Google images show only a fenced and gated concrete parking pad. Regardless, the ADU is to be located in the residential basement, not in a coach house. Pavlovcik Architecture is the architect of record for the new unit, and 808 Builders LLC will be the general contractor.

While it appears no additional parking will be provided with the building’s fourth unit, 1821 West Haddon is well situated for public transit. The Route 70 Division bus makes stops one block north at Division and Wood Streets. A four-block ride east leads to Routes 9, X9, and 56, as well as the Division Blue Line subway station, at Division/Ashland/Milwaukee. The north-south #20 bus is also nearby, just three blocks west at Damen Avenue and Thomas Street.
