A prolific development team of small residential projects has received another permit to build a two-story plus basement, two-unit building at 726 North Lotus Avenue in the Austin neighborhood. GT Alternatives LLC applied for the permit on November 7, and it came through after a two-and-a-half-month wait with a reported cost of $350,000. Peter Sterniuk is the homes’ designer, as he’s been for several previous buildings with GT Alternatives.

Details are few in the published permit. There will be a front stairway, wood decks at the rear of the first and second floors connected by another stairway, and a detached three-car garage along the alley accessed from Chicago Avenue and Huron Street. GT Alternatives will do their own general contracting work.
Construction types for the two structures are not noted, but Google images of a pair of recently completed two-flats by this team on North Springfield Avenue in Humboldt Park feature frame homes with brick front façades and frame garages. It is not known if the Lotus Avenue homes will be rentals or condos, but Redfin listings of the two Springfield Avenue two-flats show both sold as two-unit buildings in June, indicating they were purchased to be rented out. Both listings describe the units as one duplex-down with a single-floor unit on the second level; a similar setup can be expected for the Lotus homes.
