A building permit was issued on January 27 to allow construction of a two-story with basement, two-unit residential project at 1044 North Springfield Avenue in the Humboldt Park neighborhood. GT Alternatives, an LLC registered to an address on Clark Street in Lincoln Park, is named in the permit as the developer and general contractor.
The two-flat is designed by Peter Sterniuk, and will feature a stairway in front, and rear decks at both levels, connected by a stairway. There will be a detached two-car garage and a single on-slab parking space accessed from the alley off Thomas Street. There is no mention in the permit of a roof deck for either structure.
The development fills a gap in a long-vacant plot of land near the corner of Springfield and Thomas. The space is wide, comprising two city lots, but at this time there are no pending permits in the Chicago Data Portal to improve the lot at 1042.
Residents of 1044 North Springfield will have access to the CTA’s Route 53 bus via a two-block walk west to Pulaski Road. For east-west travel, the Route 70 bus is available two blocks north at Division Street. The nearest elevated train access is the Pulaski Green Line platform about 1.3 miles to the south at Lake Street; the 53 bus can be used to connect with it.
