Replacement Permit For Wrigley Field Demolition Trio Hits Chicago Data Portal

A foundation permit for the residential building at 3627-3633 North Sheffield Avenue in Wrigleyville was added to the Chicago Date Portal on January 13. It’s the first sign of permission we’ve seen to replace the three buildings beyond the rightfield bleachers of Wrigley Field that were permitted for demolition last year.

Demolition permits were issued between February and August 2025 for 3627, 3631, and 3633 North Sheffield. The first to be razed was the one in the middle, 3631, which has been used as the address for the new permit. Next to go was 3633 North Sheffield, and now 3627 North Sheffield is in the process of being torn down, though presently, there is no demolition equipment on site. The bleachers have been removed from the rooftop, but the entire structure is still standing.

The foundation permit does not name a general contractor yet, but it mentions what we already know about the design firm and developer. DXU Architects is the architect of record, and Wrigley Baseball Club LLC is the developer. Note that “Wrigley Baseball Club LLC” is a name the site owner chose; the Chicago Cubs have no involvement in this development, nor the three teardowns that preceded it.

3627-3633 North Sheffield was approved by the Chicago City Council in August 2024. It will be a five-story building with 29 dwelling units. The first floor will contain four residential units and an 11-space parking garage. Seven units will be included on each of the second, third, and fourth levels, and the fifth floor will have four units. There will be a mix of one-bedroom, two-bedroom, and three-bedroom floor plans ranging in size from 800 square feet to 2,000 square feet.

The electronic scoreboard beyond Wrigley Field’s rightfield wall obstructed the views from the rooftops of the Lakeview Baseball Club (3633) and  Skybox On Sheffield (3627) North Sheffield, so the new structure will be topped by pickleball courts, not stadium bleachers.

It is not clear if there is a delay in demolishing 3627 North Sheffield, nor is there confirmation on when new construction is expected to begin. We will continue to monitor the pending permit, as well as the demolition site.
