Is Foundation Excavation Underway At Riverline’s 1010 South Wells?

Excavation is underway at 1010 South Wells Street in the South Loop, as the first tower for the Riverline development comes back to life. Piles were driven on the site last winter, after which the lot went quiet. Now, what appears to be the beginning of foundation work has arrived.

Perhaps the digging is for utility work, hence the presence of a ComEd crew this week on site. If not, this marks the long-awaited return of construction work. 1010 South Wells got its full building permit back in November 2024, with foundation piles arriving soon thereafter. A tower crane permit would later hit the Chicago Data Portal, only to disappear after several months. However, that pending permit is back as of December 9, perhaps a sign that work was about to restart.

The development known as Riverline began as a plan along the Chicago River spanning from Roosevelt Road north past River City. It would eventually spilt into two pieces, with the north portion morphing into Southbank under Lendlease’s leadership, while CMK Companies continues with their plans to develop the south parcel. 1010 South Wells represents the first improvement for the site.

The second building for Riverline, at 910 South Wells Street, has had a permit for foundation piles pending since February. Revised plans for that tower were approved by the Department of Planning and Development earlier this fall. For now, the site is still a surface parking lot.

A message left with general contractor Brandts Build about the status of activity at 1010 South Wells has yet to receive a response. Three additional CMK/Brandts productions in the 1600 and 1700 blocks of South Wabash remain inactive following pile driving.

    A typo I think — “The development known as Riverline began as a plan along the Chicago River spanning from Roosevelt Road south past River City” — should read “north”.
