The City of Chicago has issued a permit for a new-construction masonry building at 1443 West Roscoe Street in Lake View. Ronan Construction applied for the permit on May 21 of this year, and it came through on October 10 with a reported cost of $920,000. It is one of two new developments they’re erecting on this block.

The site is currently occupied by an 1899-built frame residence that Ronan Construction purchased in May for $985,000. A demolition permit for it was issued by the city on November 13.

The home stands mid-block between Southport Avenue to the east and Greenview Avenue to the west, and is flanked by a large side yard and a recently completed two-unit condo building. Just west at 1447 West Roscoe, Ronan is putting up another two-unit condo building after recently demolishing a brick residence in June.

Michael Cox & Associates designed the new 1443 West Roscoe, as they did 1447. It is to be a three-story with basement, two-unit building that, as is its next-door neighbor, will likely be one duplex-down and one duplex-up condominiums. There will be a private roof deck and pergola atop the third floor, and a detached two-car garage at the alley will also have a rooftop deck.

1443 West Roscoe Street is located less than two blocks from the Southport Brown Line elevated train platform. CTA bus service is available less than two blocks via Route 9 on Ashland Avenue. For east-west bus travel, Route 152 buses stop two blocks north along Addison Street, while Route 77 run about a two-block walk south on Belmont Avenue.

  2. I think these designs are cool. And it’s more density than the single family houses.
