Ronan Construction has received the first of two permits for new residential buildings on the 1400 block of West Roscoe Street in Lake View. Addressed as 1447 West Roscoe, the first permit was issued on May 30 following an application date of January 13 of this year. It comes with a reported construction cost of $825,000.

The second permit has been pending in the Chicago Data Portal for 1443 West Roscoe since its application on May 21. The site is currently improved with a three-story multi-unit residence that will need a demolition permit to clear the property. Real estate sites indicate the home was built in 1899, and a sale to the developer has not yet been recorded in public records.

The permit for 1447 West Roscoe Street allows for a three-story plus basement, two-unit building. There will be a roof deck atop the third level, and a detached two-car garage off the alley will also include a rooftop deck. The previous residence on the property, built in 1915, sold earlier this year for $940,000 per real estate records. A demolition permit was issued for it on April 1st, and it has since been razed. There is still some clean up to do, with some of the original foundation remaining to be dug up, before excavation for the new home begins. Michael Cox & Associates is the architect of record for both 1447 and 1443, and Ronan Construction is the general contractor.

1447 West Roscoe Street is located less than two blocks from the Southport Brown Line elevated train platform. CTA bus service is available less than two blocks via Route 9 on Ashland Avenue. For east-west bus travel, Route 152 buses stop two blocks north along Addison Street, while Route 77 run about a two-block walk south on Belmont Avenue.

  1. Sometimes it’s unavoidable due to interior and structural issues, but it is sad to see these classic buildings torn down. I hope the bricks made to a reputable scavenger for reuse.
