The condominium development at Irving Park Road and Wayne Avenue in Lake View is rapidly approaching completion. 3951 Wayne is a 31-unit building on the site of a former Burger King restaurant at 1323 West Irving Park Road. That edifice received a demolition permit in January 2024, and work on the new residences was approved three months later, with foundation work getting started last summer.

3951 Wayne has a combination of three-bedroom and four-bedroom condos averaging 2,000 square feet in size. Each unit features its own private outdoor space, and in a possible nod to the site’s previous use, the balconies have built-in grills. A garage will feature 31 indoor parking spaces, and a roof deck atop it will be shared by all residents. Signage on site indicates pricing beginning in the upper $900k-range, with real estate listings showing larger units into the high $1.3 million range. Several units are shown under contract, and some had been expected to be available as early as May.

Residents of 3951 Wayne will live within a block’s walk of CTA Routes 22 and 80 buses at Clark Street and Irving Park Road. Sheridan Red Line and Irving Park Brown Line trains are each about half a mile away; the Red Line to the east, and the Brown Line to the west. Route 9 and X9 buses make stops about three blocks west at Ashland Avenue.

  1. Now that this is built, I am curious what people think about it. I pulled up the article from 2/14/24 and, typical for this site, there were several negative comments about the renderings.

    • I don’t think its too bad. I just wish more balconies fronted Irving Park to make the street frontage more appealing. But it’s not the worst thing I’ve ever seen.

      • I was an early critic but I think the residential side looks much better than it did in the renderings. However I’m in line with Alex. The Irving Park facade was designed as the “hidden” side of the building, when in fact it’s facing one of the busiest streets in Lake View.

  4. Funny, my initial impression was that it was a conversion of an old highschool, with some balconies stuck on.

  5. Yeah a better design on the Irving side would have made a huge difference and improved the whole building. I was hoping for something nicer on this premium location.

  6. Am I the only one that focuses in on the square block of solid brick to the left of the 3rd floor window on the Irving Park side of the building? The other brick detail is staggered in various colors, but there’s an obvious mistake they made directly left of an existing window, and it’s a square of solid colored brick only. I can’t unsee it. Anyone??

  7. Not a huge fan of mottled brick, but these new building exteriors have to be completed and soak into the landscape for a while to see if they are esthetic wins, losses, or nothing burgers. I appreciate the effort to add some detailing that may make this a legitimately unique facade design.
