Funding Approved For LeClaire Courts In Garfield Ridge

The Chicago City Council has approved funding for the first residential phase of LeClaire Courts in Garfield Ridge. Located at 4458 South Cicero Avenue, the project has been in development for several years and has already received prior approval from the city. The effort is being led by The Habitat Company in partnership with Cabrera Capital.

Designed by SCB, the first phase will include two six-story buildings along Cicero Avenue, between West 44th and 45th Streets. These buildings will be connected by a small central plaza, which will lead to a 123-vehicle parking lot at the rear. This lot will eventually serve future phases of the development, which aims to deliver a total of 700 units across 32 acres of former housing project land.

The northern L-shaped building will feature a large childcare facility, fitness center, and community room on the ground floor, topped by 110 residential units. The second building to the south will include over 2,000 square feet of retail space and additional amenities, capped by 73 residential units.

In total, the two buildings will bring 183 apartments, offering studio, one-, two-, and three-bedroom layouts. Approximately 90 percent of these units will be long-term affordable, including those supported by CHA vouchers, while the remaining 10 percent will be market rate. Both buildings will be clad in a mix of multi-toned brick, decorative metal panels, and murals.

This first phase is expected to cost around $127 million, funded primarily through construction loans, CHA contributions, various other loans, TIF funding, and Low-Income Housing Tax Credits. With permits already submitted, the team hopes to break ground later this year. The George Sollitt Construction Company will serve as the general contractor.
