Site prep is underway for a four-story, nine-unit residential building at 5340 North Lincoln Avenue in Lincoln Square. The entity of 5338 N Lincoln LLC is the recipient of the permit, having submitted its application on April 24 of last year. It came through on June 24 of this year with a reported construction cost of just under $1.75 million.

Naming Eduard Livanu as the architect of record, the permit calls for a “vanilla box” retail space at ground level, along with parking for nine cars and nine bicycles. The residential units will occupy the three upper floors. The elevator building will have front and rear balconies, with a rooftop deck adding more outdoor space for tenants. Nomis Construction of Lincolnwood is named as the general contractor.

The new project replaces a single-story commercial building permitted for demolition and torn down last summer. Tir Conaill Concrete was named as the demolition contractor at a reported cost of $25,000. They are also named in the new permit as a concrete contractor for the residential building.

The CTA’s Route 11 bus is less than one block north at the intersection of Lincoln and Balmoral Avenue. Route 49, X49, and 49B buses are available at Western Avenue, about three blocks to the east. For east-west travel, the Route 92 bus runs along Foster Avenue about three blocks to the south. The nearest L platform is the Western Brown Line stop almost a mile away to the south, but the Route 11 bus can be used as a convenient connection.
