Construction Progress Gears Up As District Haus Approaches June Opening On Near West Side

A residential development fronting Hastings Street, 13th Street, and Ashland Avenue on the Near West Side is progressing toward a partial opening next month. Three-story, six-unit buildings, all 10 of which were permitted back in August of last year, face south and north in the two-rowed complex. They’ll be the first homes ready, with June 1 announced as the initial move-in date.

Known as District House, this 72-unit rental development also includes two four-story buildings, each with ground-level retail space, facing east along Ashland Avenue. Their construction permits came through in November to round out the 12 buildings in total. Designed by Axios Architects, each of the 72 homes will have three bedrooms and two bathrooms, with 65 surface parking spaces on the inner courtyard. Domus Group is the developer, with Morgan Street Development serving as general contractor.

Located between the University of Illinois Chicago campus and the Illinois Medical District, the new rental community replaces the former Urban Prairie Waldorf School, demolished last summer. Residents of District Haus will live within one block of access to the CTA’s Route 9 bus, which stops just south of here for Costco shoppers. Less than two blocks north, at Ashland Avenue and Roosevelt Road, are stops for Routes X9 and 12 buses. The nearest elevated train is the 18th Pink Line platform, about half a mile south. Metra’s BNSF Halsted Street station is a little more than a mile away to the southeast.

  1. What a positive addition to the cityscape. These appear well-constructed and the city is in dire need of housing. Infill FTW.

  2. Great to see gentle density built a stone’s throw from a grocery store. There is a lot of opportunity for more infill development in the IMD between Roosevelt and 14th. Near this location there are multiple empty blocks of just grass in the IMD: I hope that development like the one here comes to those empty lots.

    With all this residential near Ashland, I hope there are efforts to make a more pedestrian friendly environment along Ashland and Roosevelt.
