Three concrete columns are rising at 537 West Drummond Place in Lincoln Park, as construction progress goes 3-D on a residential development from Moyer Properties. A new construction permit was issued by the City of Chicago to get work started on August 21, 2022, with general contractor Summit Design + Build finally able to break ground this past winter after starting site prep in the fall.

Moyer Properties is erecting a seven-story, 84-unit rental building with studio, one-bedroom, and two-bedroom apartments. There will be 52 parking spaces, with some located inside on the first floor of the building, and the rest outdoors. Residential amenities include a state-of-the-art fitness center, tenant lounge, and secure bicycle parking. ParkFowler Plus is the firm behind the designs.

Residents of 537 West Drummond Place will find bus stops for CTA Routes 22 and 36 on their block. A little less than two blocks north is the Route 76 bus, which can be used to connect with the Diversey Brown/Purple Line elevated platform just over half a mile west.

These stair and elevator shafts appear to be concrete block masonry. Very unusual construction to start this way. Guess the rest of the structure may be steel but hard to tell at this point.
I don’t know much about vertical construction, but this seems fairly typical to me?
They are designed to be self supporting and in place once the precast podium is erected and all the CFMF begins.

Agree, although they did it without a podium – which some developers in Fulton Market seem to have forgotten how to do!!
I was thinking the same thing, in such a tight area, where on earth will they put 52 massive cars (mostly SUVs)? There is a real cost to Chicago by cramming in cars everywhere.

Hoping this development will spur leasing of the retail spaces in the newly renovated Covent Hotel which sits in front of this new building. The development team did a great job on the hotel exterior (haven’t seen the apartments yet).
