Renderings Revealed For 1333 N Kingsbury Street In Near North Side

New renderings have been revealed for the residential development planned at 1333 N Kingsbury Street in the Near North Side. Located just west of the intersection with N Halsted Street, we first covered the proposal’s announcement this past January as it began its journey toward approval. Now, the development team—ZSD Corp and Structured Development—has provided an update.

The new tower will replace part of a large surface parking lot currently used by the adjacent office building, which is part of a larger Planned Development owned by the same group. Rising 23 stories, the building is being designed by FitzGerald Associates, the same architecture firm behind the recently completed Foundry apartments just up the street.

The project will be anchored by a six-story podium featuring a small lobby, bike storage room, and back-of-house spaces on the ground floor. The remainder of the podium will house a 238-car parking garage, which will be clad in a mix of frosted glass, slatted panels, and a colorful motif on the southern wall. Unlike many similar projects, this podium will not include an outdoor amenity deck.

Above the podium, the tower will include 272 residential units, likely a mix of studios, one-, and two-bedroom layouts. Of these, 55 units will be designated as affordable. Residents will also have access to a shared rooftop deck. The tower’s exterior will feature a curtain wall system framed by a black metal panel grid, reflecting the industrial aesthetic increasingly common throughout the city.

It is worth noting ZSD Corp’s website shows a 2026 completion date for the project, however it is unlikely given the team just recently applied for zoning approval. It is also unknown if funding has been secured for construction.

    This area is really getting built up. Such a cool little pocket.

  2. Awesome project, nearby recently completed Foundry is in high demand and almost completely occupied now, this new tower would do just as great. Let’s gooo !

  3. Kind of a dusty, trafficky part of town with N Halstead St. and all the big box stores/outlets in the area … Still, this development will help warm it up. Whatever will be done with the narrow, abandoned strip of industrial land to on the west side of N Kingsbury? It looks like a superfund site.

  4. This is an absurd amount of parking compared to the rest of building. It’s almost 1/3 if the building height is the parking podium. That is probably the most disproportionate ratio of podium to tower.

    • Agreed, and in a TOD area as well. The podium will ensure this “neighborhood” remains a pretty awful place to walk around. Suburbs in the city without an identity and extremely utilitarian. The eTOD ordinance needs to be updated to include strict parking maximums because otherwise market forces really don’t know how to build a real neighborhood that serves the greater public.

      • Vote in competent leadership first and then you can make that demand. Ultra-progressive policies have left things like the CTA operating at a much less than ideal standard.

  6. Actually, the podium provides 100 spaces for the existing loft office building, currently a surface lot. Good example of mixed use development that meets needs of both commercial and residential in a neighborhood ready for growth.

  8. Hope that gravel lot across the street can become a park or filled in as well. This pocket does still feel somewhat disconnected but maybe the infill of Halsted east of there will help.

    • You won’t believe but we kinda like the fact that it’s disconnected little quite pocket. 🤫 as far as that gravel strip lots along the river unfortunately it’s zoned industrial as part of that old clybourn commercial industrial city plan so probably will take a while to change and rezone it. 🤦🏻‍♂️
