A vintage two-story frame residence in Edgewater is being torn down and replaced with a four-story, 12-unit development. Real estate records show the 1905-built home at 5428 North Winthrop Avenue sold early this year for $1.110 million.
BM International Builders made the purchase, and they are named as their own general contractor in a pending permit for the new building. A demolition permit issued on April 7 names Builder Luxury as the demo contractor, at a reported cost of $20,000.

An application was filed on April 1 to construct a four-story with basement, 12-unit residential building on the property. Details of that project include a deck, stair enclosure, and elevator penthouse on the roof, front decks on all four floors, and rear balconies on levels two through four. The first floor will contain six parking spaces, and a roof deck will cover a portion of the garage. Hanna Architects is the architect of record.

As of April 8, there was no demolition fencing around the property, but the home does appear to be vacant. No word on when demo work is expected to start, nor is it clear if these will be rental units or for-sale condos.
5428 North Winthrop lies less than two blocks north of a 56-unit project under construction at 1011 West Berwyn Avenue, and about four blocks southeast of the 42-unit Edgelux development opening in June at 5753 North Broadway.
