Work is underway on a five-story, 56-unit residential development at 1101 West Berwyn Avenue in the Edgewater neighborhood. A new construction permit, issued using the address of 5256 North Winthrop Avenue, came through on December 26, 2024, and developer and general contractor Panoptic Group wasted no time getting started.
Located on the southwest corner of Berwyn and Winthrop, the new homes replace a two-story commercial structure that spanned 1101 to 1115 West Berwyn that housed several store fronts. A demolition permit was issued to tear that building down on January 31, 2023.
The new development will have an elevator with the overrun and a deck on the rooftop; there will be no basement. The ground floor will include retail space and a garage with 20 parking stalls. The site lies next door to the Berwyn Red Line station, which is currently being rebuilt; vehicles entering and exiting the residential parking will use the alley that separates the two structures.
As mentioned, residents of 1101 West Berwyn Avenue will live next door to the Berwyn Red Line elevated train platform, where they’ll also find stops for the CTA’s Route 36 and 92 buses. At the west end of the block are stops for the north-south 36 bus at Broadway. A two-block walk west from home leads to stops for Routes 136, 146, 147, and 151 buses at Sheridan Road.

absolutely crazy to have parking next door to a red line station. Id rather see the whole ground floor used for retail like it was in the past. a girl can dream
Zero parking would be better next to an L stop, but I can live with the 0.36 ratio.
