Initial site work is set to commence in the coming months for a new mixed-use hospital complex at 3201 W 31st Street in Little Village. Dubbed ‘Focal Point Community Campus’, the project will serve as the new home for St. Anthony hospital as its current location continues to age. Efforts are being led by the hospital and Chicago Southwest Development Corp.

Given we last covered the project nearly four years ago when it received city approval, we can expect some details have changed since then. However, no updated plans have been fully revealed, with HDR serving as the designers for the complex which will be built in phases across the 30-acre site that formerly held industrial buildings and a trade school.

Anchoring the first phase of the project will be a 126-bed hospital which will be the new home for St. Anthony, a decrease from their current 150+ bed facility. The new multi-structure will focus on outpatient services and include a pharmacy, there will also be space for medical offices in surrounding structures as well as parking and green spaces.

Previous plans called for residential uses, retail, a field house that included a pool, rooftop soccer fields, a daycare, and public park space. It is unknown if all of this will all be included within the revised design which is around 60 percent complete. A formal budget is also unknown, though previous plans came with a price tag around $600 million.

Remediation work is set to begin later this spring on the brownfield site, partially funded by the state, and hopes to be completed by the end of the year. Once completed, construction on the hospital is expected to start some point next year and be completed by 2028. It is worth noting that former CTA president Dorval Carter is now in charge of St. Anthony as well.

Thanks for this update. Interesting the remediation is just getting started, it’s likely that Brownfield Remediation financing and changes to design concepts were problematic. St. Anthony Hospital is regionally important and we hope the Brownfield Remediation can become a model for site preparation. I hope Cook County and IEPA can help more at St. Anthony and others like the Throop Street Brownfield Cluster Site in West Englewood. Chicago needs to model innovations in Brownfield Remediation. This can become the way to leverage more from Washington via Environmental Innovation Modeling.

  2. I know it’s far to early to speculate, but hopefully there will be some wonder adaptive reuse opportunities for the vintage strucutres of the original St. Anthony’s

  3. ” … as its current location continues to age.”

LOL, that will happen over time.

  4. I wonder what will become of the existing hospital. It’s a great location, in terms of potential.
