Progress continues on the first-floor parking level at 455 North Carpenter Street in West Town, the future 72-unit residential building from Range Group. The ground floor will include 33 parking spaces, the residential lobby, lots of bicycle storage, and a single retail space. The L-shaped structure replaces the former Allied Valve Industries building demolished this past fall from the southeast corner of Carpenter Street and Grand Avenue.

Hartshorne Plunkard is the design architect for the development, with McNea & Sons Construction on the build. They received the full building permit on February 19, after getting permission to start foundation work on November 21 of last year. The 72 rental units will include studio, one-bedroom, and two-bedroom floor plans. Some units will have balconies, while all tenants will be enjoy access to a rooftop deck.

Located two blocks north of the boundary that separates West Town and the West Loop, this has become a modestly busy construction corridor. The North Carpenter site lies just out of reach of the tower crane recently erected across Grand Avenue at Aberdeen Crossing. There are 99 residential units in progress there. And a recent proposal could bring another 79 units half a block away at 450 North Morgan Street.

Residents of 455 North Carpenter will find stops for the CTA’s Route 65 bus located right outside their door. They can use that bus to connect to the Grand Blue Line subway station just under half a mile to the east. Routes 8 and 56 buses are also available at that same junction of Grand/Milwaukee/Halsted, with the Route 8 Halsted bus traveling north-south, and the 56 Milwaukee bus traveling diagonally from southeast to northwest.

The Morgan Green/Pink Line elevated platform is about five blocks south. Ogilvie Transportation Center, with its access to UP-N, UP-NW, and UP-W Metra trains, is one mile southeast.

    Heads up, friends. Ian is on vacation until April. So it’ll be all me, all the time, through the rest of the month.

  2. You have until the end of the month to get the new Hyde Park hotel permitted and the foundation started. I will not accept an alternative. Also, you need to find 10 more office-to-retail conversions.
