The demolition we just learned about at 2224 West Grand Avenue now has the new construction permit to go with it. Once the former Rainbow Art Co. building is removed from the site, 2234 West Grand is allowed to begin, bringing a four-story, 12-unit residential project to West Town. Panoptic Group is both the developer and the general contractor for the project.

The demolition permit was issued on February 27, with B & K Concrete 1 slated to do the demo work. The new construction permit came through on March 7. It calls for retail space and 12 parking spaces on the ground floor, with rooftop decks on the fourth floor and over the exposed portion of the garage roof. Hanna Architects is the architect of record. The application to build was filed on December 12 of last year; the permit shows a reported construction cost of $6.5 million. We do not yet know for sure if these will be rentals or condos.

Residents of 2234 West Grand Avenue will be able to access the CTA’s Route 65 bus without leaving their block of Grand Avenue. Two blocks to the west is access to Routes 49 and X49 running north-south at Western Avenue, and three blocks east is the Route 50 bus at Damen, also a north-south route. The Western Avenue Metra station and its access to MD-N, MD-W, and NCS trains is a little less than half a mile to the west. The Damen Green Line elevated platform is a three-quarter-mile walk southeast.
