A demolition permit has been issued for a two-story industrial building and delivery bay at 2224 West Grand Avenue Chicago’s West Town Community Area. The permit came through on February 27, assigning B & K Concrete 1 of Blue Island as the deno contractor, at an estimated cost of $65,000. The building was the home of the Rainbow Art, Inc., and sold in fall of last year. But details about the selling price, as well as when Rainbow Art vacated the building, have proven difficult to find.

In its place, Chicago developer Panoptic Group is building a four-story, 12 unit residential building. A pending permit in the Chicago Data Portal calls for retail space and a 12-car garage on the first floor, and a roof deck atop the building. There will be an additional deck over a portion of the garage. Hanna Architects is the architect of record. The permit shows an application date of December 12, 2024, and uses the address of 2234 West Grand Avenue for the residential development. There is no indication yet as to when construction may get started, and if these will be rental or for-sale units.

Residents of the new construction project will have access to the CTA’s Route 65 bus on their block of Grand Avenue. Two blocks to the west is access to Routes 49 and X49 at Western Avenue, and three blocks east is the Route 50 bus at Damen. The Western Avenue Metra station, and its access to MDn, MD-w, and NCS trains is a little less than half a mile to the west.

  1. Grand Boulevard is gradually becoming John C Hanna Boulevard

  2. Someone should collect Hanna’s designs that are used to gain approval and compare them to what actually gets built. Perhaps the difference explains Hanna’s popularity with developers.

  3. Paid $1,550,000 in October, 2024. Looks like either four or five 24’x100′ parcels.
