City Council Approves New Plans For 750 W North Avenue In Lincoln Park

Updated plans for the mixed-use development at 750 W North Avenue in Lincoln Park have been approved by the Chicago City Council. The current proposal is the second in recent years to be pitched for the surface parking lot bound by the tracks of the CTA Brown Line on two sides.

We covered the reveal of the current plans this last December, with Base 3 Real Estate taking over as the developer after the previous plan’s approval lapsed. The new structure is a few stories shorter and designed by local firm Red Architects, with less units as well.

The approved structure will rise five-stories and 63-feet in height, relatively matching the height of the historical Yondorf Hall next door. Since December, the building has also received a new facade design. The new look will feature superimposed square columns creating sunken in window bays, all clad in a red brick exterior with cast stone accents.

The ground floor will hold 2,300 square-feet of retail space along North Avenue, with a 15 car garage taking up most of the rest of the floor. The remainder of the building will contain 48 residential units made up of four studios, 36 one-bed, and eight two-bedroom layouts, some of which will need to be affordable.

While many units will have indoor bedrooms with borrowed light, all residents will have access to a communal rooftop deck with views of the skyline. The now approved plans can move forward with construction, however it is unknown if the developer has established a timeline or secured financing.

  1. @Ian — Did they change this design again? I think I’ve seen 2 or 3 different rendering of this building but can’t recall which is final. Is this the latest rendering?

    • Hey Zaptron! This is the most recent version, we had some previous renderings in our past articles, but this appears to be what they settled on.

  2. This is a really significant development for this area. The parking lot absolutely kills the vibe along this stretch, which this project should contribute well to repairing. I wish it had another couple of floors to it, but this is way better than a parking lot.

  3. I still think this was a missed opportunity to smooth out the s-curve in the L tracks…

    • Technically they could still smooth it out to the East, where I think most of the smoothing needs to take place anyway.
