Details have been revealed for the residential development of the large vacant site at 2235 W Oakdale Avenue just south of Roscoe Village. Bound by the Chicago River on the south end of the site, the proposed townhomes are being developed by ZSD Corp with local firm SGW Architecture & Design working on the masterplan.

The L-shaped site is sandwiched by light industry to the west and the first phase of the Lathrop Homes redevelopment to the east. In order to build out the 35 townhomes planned, the heavily vegetated site will be cleared and have a new central roadway built that connects to an existing public alley on one end, and an existing curb-cut on the other.

Additionally, a 14-foot wide riverwalk path will be added that connects to Lathrop’s. With this in place, the townhomes will be built in three-clusters with a small walkway running through the center towards the river. All of the homes will be four-stories tall with a small rooftop deck, they will be made up of three- and four-bedroom layouts.

While some homes will include a small yard, all of them will contain a two-car garage and a small balcony on the second floor. All of the homes will be clad in a mix of brick and fiber cement finishes. Currently a timeline is unknown, but a zoning application has been submitted and will require full city approval prior to breaking ground.

  1. One day we will be able to walk/bike along the river from the bahai temple in Wilmette all the way downtown. All of these little industrial type properties will need to be redeveloped with riverwalk segments, Lincoln Yards will need to be completed, and another “312 river run” style bridge will be needed from north of Lawrence to south of Montrose to connect Ronan and Horner parks.

  2. We should be thinking about that on the southwest side, as well. Most of the river/canal is dilapidated industrial properties with no public access to the riverbank.
    And Union station has a track, next to track 19, that is only used for through- routing equipment and doesn’t serve passengers. The station’s capacity could be increased by adding a platform there, accessed from a new lower level riverwalk, which would be the start of a new riverwalk segment in that area as well

  3. The city had done almost nothing since Rahm was mayor.
    It’s sad because you would think the lefty mayors would be interested in bike paths for the people, but no.
    312 river run was done 5 years ago and there has been no extension to connect to Lathrop. Sad

    • well Johnson has added a ton of protected bike lanes, especially river north Gold Coast where it was sorely needed. im not a Johnson fan but this is irrefutable
