Façade work and window installation is in the home stretch at 1257 West Roosevelt Road, one residential component of the Roosevelt Square development plan on the Near West Side. The six-story building is glazed all around, and only a small portion of the cladding remains to be installed at the rear of the building. Its partner one block west, at 1357 West Roosevelt, is also nearing completion.
Related Midwest and the Chicago Housing Authority are the team behind 1257 West Roosevelt. Created by DesignBridge, the building 70 dwelling units, broken down to 29 CHA units for residents earning 20-60% AMI, 20 affordable units for those making 60-80% AMI, and 21 units at market rate. BOWA Construction is the general contractor. Original scheduling called for a late 2024 opening.

There will be 40 on-site parking spaces for residents, with 18 of those located inside on the ground floor, and 22 outside accessed from the alley running parallel to Roosevelt Road. A residential lobby will be entered from the building’s main entrance facing north, with a package room attached, also on the ground floor. Additional residential amenities will include outdoor communal areas, a dog run, and a fitness center.

Residents of 1257 West Roosevelt will find stops for the CTA’s Route 12 bus right outside their door, at the corner of Roosevelt and Throop. For north-south travel, the Route 60 bus runs one block east along Racine Avenue, and the 9 and X9 buses are three blocks west at Ashland Avenue. The nearest elevated train is the Racine Blue Line platform, about three-quarters of a mile north; the Route 60 bus can be used as a connection.
