Zoning has been approved for the mixed-use development at 1870 N Milwaukee Avenue in Bucktown. Located north of the intersection with N Oakley Avenue on the southern edge of the neighborhood, the approval was granted by the Zoning Board of Approvals last week. The project is being led by Peerless Development and designed by local firm SPACE Architects + Planners.

The project will rise five stories and 65 feet in height and replace a vacant lot bound by CTA tracks in the rear. Spanning the majority of the site, the rectangular structure will contain 3,500 square feet of divisible retail space on the ground floor fronting the majority of Milwaukee. This will be complemented by a 22-vehicle parking garage in the rear accessed from the alley.

The floors above will hold 44 residential units made up of eight studios, 12 one-bedrooms, and 24 two-bedroom layouts ranging from 565 to 1,015 square feet in size. While a majority of these will have access to a private balcony, it is worth noting many will have interior bedrooms utilizing borrowed light. Nine of the apartments will also be considered affordable.

Residents will have access to a shared rooftop deck as well as 44 bicycle parking spaces, while being within a five-minute walk to the CTA Blue Line Western station and bus service for Route 56. The building will be clad in masonry with metal panel accents. While no formal construction budget or timeline have been revealed, the developer has applied for construction permits already.

  2. luv the virtuous cycle. the more afordable housing we get, the more progressive voters our city gets. the in turn vote for more progessive canidates and we get more afordable housing. something in the world to give us hope!
