Plans Revealed For Mixed-Use Redevelopment At 4655 N Broadway In Uptown

Plans have been revealed for a new mixed-use development at 4655 N Broadway in Uptown. Located directly on the southeast corner with W Leland Avenue, the project joins a growing list of new proposals in the neighborhood as it continues to transform into a residential and entertainment hub for the city. Developer Wemi Properties LLC is working with local-firm Yu & Associates Collaborative on its design that restores the existing two-story commercial building on site.

The partially angled lot is hugged by the CTA tracks to the west and has held the aforementioned 12,000-square-foot building since 1932, with various renovations which closed off windows and turned the ground level into a food mart. Now plans call for those windows to be re-opened on the first floor, for the glass blocks to be removed from the upstairs windows, new entrances to be built, as well as a three-story addition set to rise above bringing the total height to 71 feet.

The existing ground floor will be reconfigured to have two smaller retail spaces on the corner and fronting Broadway for a total of 4,000 square feet, this will be joined by a small lobby and single elevator for residents. Above will be 24 residential units made up of studios, one-, and two-bedroom layouts according to Uptown Update, with a few of them having private balconies and five of them being considered affordable.

The brick and metal panel clad addition will complement the existing structure and contain no vehicle parking on site, but will have bicycle parking and near direct bus access to CTA Routes 36, 78, 81, and 151 as well as the CTA Red Line at Wilson station all within a block. Though no formal budget was given, the developer stated it comes in under $10 million thus will not require a review from the 46th Ward’s committees. However it will need approval from the alderman and city to be rezoned, at the moment no construction timeline has been announced.
