Permits were issued on Friday for a new four-story mixed-use development at 4512 S Cottage Grove Avenue in the Grand Boulevard neighborhood. This is a sister build for another upcoming four-story development on which we have also reported. The lot is currently vacant.
The owner is listed as 4510 Cottage Grove LLC and plans indicate that the project will include ground-floor office space as well as an attached two-vehicle garage and two outdoor parking spaces. There will be three dwelling units spread across the upper floors, each equipped with a front balcony. Christopher Boehm of 360 Design Studio is the architect of record and plans show this will be a masonry build. As of now, no drawings or renderings have been made public.
Future residents will find bus service for Route 4 at the intersection of Cottage Grove & 46th Street, within a two-minute walk south of the property site. The closest rail access is an 18-minute walk west to the CTA 47th Street station where the Green Line can be boarded.
AMPW Developer Corp is the general contractor behind the reportedly $1.29 million construction. A timeline for construction has not been released.
