Initial Details Revealed For Mixed-Use Development At 2359 N Washtenaw Avenue In Logan Square

Initial details have been revealed for a mixed-use development at 2359 N Washtenaw Avenue in Logan Square. Located on the southeast corner with W Fullerton Avenue, the new project would replace a one-story masonry-clad credit union bank and its 0.3 acre lot with two structures. The project is being designed and developed by Chicago-based Hibernian Development who has been working on single family homes in the area since 1998.

The project is seeking a zoning change from a community shopping district to allow the mixed-use project to rise, the developer supports the change claiming that the neighborhood has evolved with housing and infrastructure since it was first zoned according to Block Club. This would allow the two new adjacent buildings to contain retail spaces facing W Fullerton Avenue along with 27 vehicle parking spaces for the residences above.

Spread across the five-story structures will be 27 residential units with two- and mainly three-bedroom units catering to growing families in the area. The multi-unit project will be a new typology for Hibernian who are used to delivering homes with designer finishes and large rooms, different from the space-constrained lot they are working with. Per city ordinance, 20 percent or roughly six units, will need to be affordable which are expected to be offered on site.

Future residents will have direct bus access to CTA Route 74 in front of the site along with the CTA Blue Line California station via a six-minute walk, also located across the street Haas Park and field house can be found. Hibernian will need the approval of local neighbors along with the standard city approvals to move ahead with construction, for which no timeline has been established. However 1st Ward residents can attend an informational meeting on February 21st.
