The Chicago City Council has approved the rezoning for a mixed-use building at 3714 N Cicero Avenue in Old Irving Park. Located just north of the intersection with W Waveland Avenue, the new structure replaces a one-story commercial building built in 1956 that most recently housed a motorcycle shop. Developer G7 Investments LLC selected local architecture firm Studio Sym Design for the small neighborhood project.

G7 Investments purchased the 4,000-square-foot property in mid 2021 for $188,500 and received approval for the rezoning of the lot from B3-1 Community Shopping District to B2-3 Neighborhood Mixed-Use District, allowing them to demolish the existing retail space. In its place will be a four-story, 52-foot-tall building with six residential units averaging 667 square feet and a ground-floor retail space.

Accessed through an inset entrance from Cicero Avenue, the 428-square-foot retail space will share the front facade with the main residential entrance along with six vehicle parking spaces in the rear, two of which will be covered by the building above. The remaining three floors will each hold two identical two-bedroom, two-bathroom units with inset balconies accessed from the living space. The small building will be clad in fiber cement panels with metal railings and an ornamental front entrance design.

Future residents will have bus service access to CTA Route 54 via a one-minute walk, the Metra Grayland station via an 11-minute walk, and the CTA Blue Line at Montrose station via a 23-minute walk. At the moment no construction timeline was established and the developer will need to apply for demolition permits first to level the site before a groundbreaking on the new structure. It is also worth noting the elevations show a similarly sized project adjacent where the site is currently occupied by a one-story commercial building as well.
