Demolition Permits Issued for 812 W Adams Street Near West Side

Demolition permits have been issued for a one-story masonry building located at 812 W Adams Street in the Near West Side neighborhood. The permit owners have been listed as Rogers Park Holdings LLC and the building is being demolished to make way for an upcoming mixed-use development. The site will include the demolition of several other existing structures to allow for full development headed by Luxe Suites Chicago LLC.

The future project is designed by Axios Architects and Consultants, and plans show that it will comprised 80 dwelling units across seven stories. The first floor will include 4,200 square feet of retail space accessible from the corner of S. Halsted Street and W. Adams Street. The ground floor will also include a garage with 27 total parking spaces.

The future building will have a masonry exterior with protruding bay windows. The facade will also feature glass and metal balconies, however, units facing neighboring buildings will not be outfitted with outdoor space. There will be rooftop access which will include a pergola and a deck.

Precision Excavation is serving as the demolition contractor for this project. Work is expected to commence soon. A permit for the new construction has been filed and is awaiting approval. As of yet, no timeline on a potential completion date has been announced.

  1. Well there goes a Greektown staple. Now it’s down to two blocks. Just chiseling off more and more everyday from the personality of the real Chicago for the yuppies to make it a bland city.
