A new residential development at 8535 W Higgins Road has applied for zoning approval in order to proceed towards construction. Located within a larger complex near O’Hare Airport adjacent to existing office buildings and a Marriott hotel, developer GlenStar partnered with FitzGerald Associates on the seven-story, W-shaped project.

The developer is seeking to rezone the property which they have owned since 2018 from that of Business Planned Development to a Business Residential Planned Development. This will allow for the construction of the seven-story, 94-foot-tall residential project that will deliver 297 units and 270 vehicle parking spaces in an incorporated first-floor garage. Of all of the apartments, GlenStar will provide 59 on-site affordable units, or 20 percent of the total.

Future residents will have plenty of amenities with two rooftop decks bound by the apartment towers, one of which will be a 7,623-square-foot garden with large trees and sitting areas, the other will be of similar size and hold a large outdoor pool. Other amenities include common space, a first-floor dog run, and a fitness center, as well as being within close proximity to the CTA Blue Line Cumberland station.

The $91 million, fiber cement board and glass clad structure is poised to win approval when the Committee on Zoning meets next week, and has already been cleared by the Chicago Plan Commission three months ago. After it will need to pass through the City Council before breaking ground although no formal construction timeline has been established.

    I think that would be a great plan to build this. I live down the street at the pavilion I am a low income renter. I love the neighborhood and I love it that it’s a safe neighborhood. I have to move from the Pavilion they are taking out the low income so now we are out. I think we should let the construction go on we need Low Income housing. For people that work hard to feel safe in there neighborhood. LET THE CONSTRUCTION MOVE FORWARD I am looking forward to moving there
