Full construction permits have now been issued for a four-story residential development at 1118 W Patterson Avenue in Lake View‘s Wrigleyville neighborhood. Patterson Green LLC is the owner and developer, who had purchased the property in 2018 for just over $3 million. In October of last year, demolition permits were issued for two existing residential buildings, clearing the way for the now-imminent construction.
The project will yield a total of 18 residential units, two of which will be affordable under ARO requirements. Residents will have access to a rooftop deck with a trellis and stairs/elevator enclosure, as well as a 17-car parking garage. An additional parking space and loading stall will occupy a rear slab. The building will also support nine bike spaces.
With Hirsch MPG as the design architect, the structure will have a trapezoidal footprint to conform to the unique lot shape. Renderings show a light-toned masonry facade, floor-to-ceiling windows, an expansive rooftop deck area, and recessed balconies.
Located within a block west of Wrigley Field, the address will offer its inhabitants immediate access to a collection of entertainment and dining options, as well as various means of public transportation. Closest bus access can be found via a two-minute walk north to Clark & Waveland, with service for Route 22. Also nearby are stops for Route 152, a two-minute walk southwest.
For the CTA L, the nearest Red Line service is available at Addison station, a six-minute walk southeast. Meanwhile, those looking to board Brown Line trains will find nearest access at Southport station, an 11-minute walk southwest. Lastly, all three of the Red, Brown, and Purple trains can be boarded at Belmont station, a 15-minute walk southeast.
Macon Construction Group will serve as general contractor for the reportedly $12 million undertaking. A full timeline has not yet been announced.
