The Domain Group has planned the development, set to house retail at the ground level and 89 apartment units above. Between these units, 65 will be one-bedrooms, while the remaining 24 will be studios. The 21,000-square-foot site was previously occupied by a Sammy’s hot-dog venue and sold for $6 million in 2018.

Vari Architects is behind the masonry design, which involves red brickwork, dark metal accents, and a terraced setback near the top.

Bus transit is available nearby at the 300 and 311 W Division stops, with service for Route 70. Also within a five-minute walk are stops for Routes 22, 36, 37, and 156. As far as the CTA L, tenants and shoppers will find the Red Line at Clark/Division subway station via a four-minute walk east. To access the Brown and Purple Lines, either Sedgwick station or Chicago station can be found via a 13-minute walk northwest or southwest, respectively.

The Domain Group is also serving as the general contractor for the $9 million construction. Since YIMBY’s last update, the top setback area has seen additional cladding, with minor work along the retail level. In January, an on-site worker mentioned that work would likely take another nine months, suggesting an opening sometime this fall.

  1. Way too short for this location. Wasn’t this supposed to be taller and got pushback from neighbors? When are we going to stop letting people who feel entitled to views dictate market forces and more importantly the vibrancy and physical statue of our city?
