Demolition permits have been issued for three masonry buildings located at 3415-25 N Ashland Avenue in Lake View. Developed by Contemporary Concepts in partnership with Wildwood Investments, the replacing project will be a four-story residential building, with a total of 53 units ranging from studios to two-bedrooms. Five of these units will be affordable housing under the city’s Affordable Requirements Ordinance.
On-site parking will provide spaces for 16 vehicles and 53 bikes. Residential amenities include bike repair, a fitness facility, a co-working space, and a rooftop deck. Roughly half of the units will also offer private balconies.
Studio Dwell is behind the design, which includes a subtle V-shaped roofline, floor-to-ceiling-windows, glass balconies, and both dark and light-colored brickwork. Additional street-facing landscaping can also be seen in renderings.
Residents will find the closest public transit via bus stops for Route 9, available just steps to the south at Ashland & Roscoe. Additional bus service can be found for Route 152 via a four-minute walk north to Addison & Ashland, as well as for Route 77 via a seven-minute walk south to Belmont & Lincoln/Ashland. Meanwhile, those looking to board CTA L Brown Line trains will find Paulina station via a four-minute walk west.
Viewpoint Services Inc. is the demolition contractor for the structures, two of which are two stories and the third is a single story. No construction permits have yet been filed or issued, and a full timeline is not yet known.
