Renovation permits have been issued for an existing four-story residential building located at 20 S Hamlin Boulevard in West Garfield Park. KEMT LLC is the listed owner of the currently unoccupied building. Plans include increasing the unit count from seven to eight, updated interior finishes, minor exterior site work, structural repairs and reinforcements, and new mechanical, electrical, and plumbing systems.
Travis Bridges of OKW Architects is the listed architect of record. No renderings of the updated interior appear to have been published. The current building involves a red brick facade with decorative limestone accents, a textured first-floor exterior, and pronounced bays. The permit description has indicated that these elements will be retained.
Nearest bus transit involves east and westbound stops for Route 20 just paces to the north at Madison & Hamlin. Additional bus service in the area can be found for Route 53, located a six-minute walk west to Pulaski & Madison. The CTA L Green Line service is at Conservatory-Central Park Drive station, a 10-minute walk northeast from the property. The Blue Line at Pulaski station is located a 15-minute walk southwest.
Extensive green and recreational space is in close proximity, with the western edge of the 128-acre Garfield Park just across Hamlin Boulevard.
D.O.M. Properties Investment is the general contractor for the $1.2 million renovation. An expected completion date for the work has not been revealed.
