Zoning has been approved for a mixed-use development located at 2901 N Milwaukee Avenue in Avondale. Located at the intersection of N Milwaukee Avenue and N Allen Avenue, the corner lot is currently occupied by a vacant masonry building. Tri Homes Today is the developer behind the project.
The project looks to adaptively reuse the existing building into a mixed-use structure, holding 1,500 square feet of commercial space on the ground floor and nine apartments above ground. The rehabilitation of the building will leave the height and size intact, rising 37 feet. With no additions being made, the exterior of the structure will remain almost entirely the same. Originally holding six units, the project will add only three apartments. One residence will be reserved as affordable.
The building is currently zoned as a B2-2, Neighborhood Mixed-Use District. The newly approved zoning will rezone the site to B2-3. Neighborhood Mixed-Use District. This rezoning allows for the increased unit count.
The 56 CTA bus, accessible at the Milwaukee and Gresham stop, is a two-minute walk from the site. The Belmont CTA L station, serviced by the Blue Line, can be reached via an eight-minute walk from the site.
With the zoning approval, the developers can move forward with permitting and construction. Construction is expected to last one year, leading to a possible completion by early 2022.
