Construction permits have been issued for a four-story mixed-use building at 3729 W Belmont Avenue located in Avondale. The filing shows the owner as SCH Construction, LLC, who is planning commercial space on the ground floor and 18 apartments above. Until 2013 the empty lot was occupied by a two-story masonry building, which has since been demolished.
Michael Cox is behind the design, and is listed on the permit as the structural engineer. No renderings or drawings of the proposed project could be found, though multiple masonry contractors could indicate a brick exterior.
While no parking has been listed in the permit, several buses can be found nearby, the closest is Route 77 via a minute walk west to Belmont & Hamlin. Additional service includes various stops for Route 56, a three-minute walk southwest to N Milwaukee Avenue, as well as Route 53 stops a seven-minute walk west to Pulaski & Belmont. Lastly, future tenants and visitors will find Route 82 via a nine-minute walk east to Kimball & Belmont.
Those wishing to board the CTA L will have access to the Blue Line at Belmont station, also a nine-minute walk east.
As far as points of interest, the nearby N Milwaukee Avenue offers a variety of commercial options, while outdoor space can be found via a 13-minute walk southwest to Kosciuszko Park.
Alfa Chicago Inc. is the general contractor for the nearly $5 million construction, whose anticipated completion date is not currently known.
