Plans have been revealed for a proposed four-story residential development at 2256 W Irving Park Road in North Center. Located at the intersection of W Irving Park Road and N Oakley Avenue, the corner lot is home to the local Chicago Joe’s restaurant. The project site also includes the adjacent parking lot. The existing building is being sold by the owners to Landrosh Development, the developer behind the proposal.
Design by Sullivan Goulette Wilson Architects, the project will rise 55 feet. The residential building will hold eight condominium units with no commercial space. Residences are expected to sell for approximately $1.1 million per unit. The ground floor of the structure will also contain 16 parking spaces and 16 bike parking spaces.
The site’s two lots are currently zoned as separate designations, including B1-1 and B2-3. The proposed zoning seeks to zone the site as entirely B2-3. The zoning will allow for the scope of the development.
Route 80 CTA bus, accessed at the intersection of Irving Park and Oakley, is directly adjacent to the site. Routes 49 and X49, accessible from the Irving Park and Western stop, can be reached within a three-minute walk. The Irving Park CTA L station, serviced by the Brown Line, is a 12-minute walk away from the site.
The proposal will require aldermanic approval, followed by zoning approval by the city and Chicago City Council. Construction is expected to begin in August 2021, with construction poised for completion by June 2022.
