The proposed zoning has been approved for a residential development at 955 W 115th Street in West Pullman. Located along W 115th Street, the site is currently a vacant lot spanning from S Morgan Street to the Major Taylor Trail. Habitat for Humanity Chicago is behind the development.
The zoning change seeks to change the existing zoning which is M1-1, Limited Manufacturing/Business Park District. The new zoning, which will be RT-4, Residential Two-Flat, Townhouse, and Multi-Unit District, will allow for the project to meet the use standards, bulk, and density in order to develop the site.
Designed by Skidmore Owings & Merrill, the project will produce 22 two-story attached townhomes. All of the homes will be considered affordable housing. The units are arranged to create a shared central open space fronting W 115th Street. The front doors to fourteen units will be accessed from this space, with the remaining eight units fronting S Morgan Street and Major Taylor Trail.
Internal to the site, small individual open spaces are located behind each townhouse and are connected along a shared internal path, creating a semi-private space for residents. These pathways lead to a series of shared garages. There will be 22 parking garage spaces located in separate one-car garages placed along the alley.
The compact plan with a series of open spaces is meant to provide clear ownership boundaries, while promoting neighborly interactions among the homeowners.
An official timeline for this development has not been announced.
