Renderings have been revealed for a mixed-use development at 4939 N Damen Avenue in Ravenswood. Located on an interior lot along N Damen Avenue, the site lies between W Ainslie Street and W Argyle Street. SNS Realty Group is the developer behind the project.
The scope of the project looks to create a new four-story mixed-use building, featuring ground-floor commercial space and 12 residential units. One of the units will be designated as affordable. Units will all be two-bedroom residences, ranging in size from 1,118 to 1,268 square feet each. The ground floor will front the street with 2,448 square feet of retail space that features 15-foot ceilings and a floor-to-ceiling glass frontage. Behind the retail space will be a 12-car parking garage.
The Route 50 CTA bus, accessed at the Damen and Ainslie stop, can be reached within a two-minute walk. The Damen CTA L station, serviced by the Brown Line, is a seven-minute walk away from the site.
The proposal requested a zoning change for the development. The existing zoning is B3-2, Community Shopping District, while the new zoning will be B3-3, Community Shopping District. While the local alderman has indicated support for the change, a formal approval by Chicago City Council is required. An official timeline for the development has not been announced.
