Construction permits have been issued for a four-story residential building at 963 W Montana Street in Lincoln Park. Filed under 961 W Montana LLC, the development will house eight units with two residences on each floor. Parking will include just two on-site spaces and storage for eight bikes. An approved ordinance in September 2019 reclassified the property from an RM-5 Multi-Unit designation to a B2-3 Mixed-Use district designation, which allows for either retail or apartments at ground level.
SPACE Architects + Planners is responsible for the design. No renderings have yet been published, though most recent drawings shown in the 2019 ordinance call for a brick exterior with rear balconies and decorative stone accents along the front.
The currently vacant triangular parcel lines the eastern edge of the elevated CTA L tracks. The transit oriented development will be in close proximity to Fullerton station, which is serviced by the Red, Brown and Purple Lines and is located less than a four-minute walk south. Additional bus transit includes Routes 37 and 74 that are also located at Fullerton station, as well as stops for Route 8 via a five-minute walk southeast.
Midwest Heritage Builders LLC is the general contractor behind the $750,000 construction. A full timeline is not currently known.
