Photos of 1200 N State Parkway in Gold Coast show the demolition of a series of buildings earlier this year. Developer Newcastle Limited is planning an 11-story mixed-use building at the site that borders the Rush & Division neighborhood.

In 2019 Curbed reported that the majority of the planned space will be residential, totaling at 102 units. The ground floor will also house 12,000 square feet of retail space, as well as internal parking for 32 cars. Additional resident amenity space will be included on the third floor and roof level.

Architect CallisonRTKL will bring a variety of textures to the northwest corner of State & Division, integrated into a series of decks and setbacks around a rectangular massing. The most recent rendering reveals three sections of varying materials, reportedly brick, metal, and porcelain or a similar material, according to Curbed. The building’s base will incorporate a large podium with tall ground-floor retail windows.

Prior to the demolition, the now-empty lot was occupied by a three-story banking facility, a three-story masonry building, and a series of single-floor commercial buildings. The lot is adjacent to the State & Division intersection with access to bus Route 36, while Routes 22 and 70 can be found a three-minute walk west to Division & Clark. CTA L access comprises of the Clark/Division subway station along the Red Line, located a five-minute walk west. Meanwhile, the nearest access for the Brown and Purple Lines is an 18-minute walk southwest to Chicago station.

A variety of parks are also located within walking distance, including a four-minute walk northeast to the Goudy (William) Square playground park, a four-minute walk south to the Mariano (Louis) Park in the heart of Rush & Division, and a 10-minute walk east to Oak Street Beach.

In a permit issued this past January, Newcastle indicated that it hired Heneghan Wrecking and Demolition to remove the existing buildings. No additional permits have been filed since the demolition, however fencing surrounding the site indicates a new general contracting company, Power Construction, suggesting construction is likely imminent.

    • I’d be curious to see a rendering of this one looking directly West. Looks like it has some different facade treatments along its State Parkway side that could enhance the design

  2. Recent? The site was cleared more than 6 months ago.

    • Hi Joe, thanks for your comment! You’re right that the wording there might have made it seem more recent than it is, but was chosen more in the sense that it hasn’t just been sitting there for a couple years. Regardless, we felt this would be a good project to include as it will be a baseline for future work, and will continue fine-tuning our wording!
