Two permits were recently issued for the adjacent 3134 and 3136 S Shields Avenue in South Side’s Armour Square district, with filing descriptions each listing a three-story residential building.

It is unclear if the owner, Richard Ferro plans a single masonry building with three units or two side-by-side structures with six units total. The latter option of two smaller buildings is more likely, as the surrounding houses are also relatively narrow and zoning indicates a designation RT-4. Under RT-4, the floor area ratio is limited to 1.2 and the maximum height is 38 feet. Each permit also lists three parking spaces to be designated for occupants.

Christopher Boehm of 360 Design Studio is listed as the architect of record. No renderings or drawings have yet been released for either address.

The two lots face east on Shields Avenue, with their western edges contained by S Stewart Avenue. The block is also bound by W 31st Street to the north and W 32nd Street to the south.

(Philip) Square Park is located a five-minute walk south, while the northern entrance of Guaranteed Rate field is a 10-minute walk south.

For transportation, both the nearby bus routes 24 and 31 can be accessed from the 3200 S Wentworth stop, less than a four-minute walk east. The nearest CTA L access is the Red Line’s Sox-35th station located an eight-minute walk southeast.

Maycor Restoration Corp is listed as the general contractor for both permits, each listing $750,000 as the project construction cost. No timeline nor completion dates have yet been revealed.
