Hotel Conversion Progresses Rapidly at Landmarked 226 W Jackson Boulevard in The Loop

Construction is making headway at The Loop‘s 226 W Jackson Street. Owner Phoenix Development Partners is converting the 15-story office building into a hotel.

Originally designed by Frost & Granger and completed in 1904, the structure’s exterior features a limestone base and decorative terra cotta above. Both the North Western Railway and City Colleges of Chicago have held their headquarters in the building. YIMBY’s last article on the project mentioned that the building was landmarked and given a Class L tax incentive where the developer receives tax breaks in exchange for a rehabilitation project.

Another unique source of funding was mentioned in an October 2019 article by Globest, which reported that Phoenix Development Partners was able to partially crowdfund the project for $9.5 million on CrowdStreet.

The future tenant will be two Hilton hotels: a 135-key Hilton Garden Inn beginning at the base, and a 214-key Canopy by Hilton on the upper floors. To achieve this change in programming, the conversion preserved the exterior, but gutted the interior.

Beyond the 349 hotel rooms, 232,000 square feet of programming also includes a ground-floor lobby, 2,500 square feet of conference centers, and additional amenity space. At the top, the existing roof was demolished to accommodate a new 16th-story restaurant and bar, spanning 4,800 square feet and set back from the building’s footprint to allow for terrace space.

Bus transit at the adjacently southwest intersection of W Jackson Boulevard and S Franklin Street includes stops for Routes 134, 135, and 136 heading north on Franklin. Routes 1, 7, 28, 126, 151, and 156 are located at the same adjacent intersection heading east on Jackson. Meanwhile, Quincy is the nearest CTA L station, serviced by the Brown, Orange, Pink, and Purple Lines and is available via a two-minute walk northwest.

Photos show extensive work on the exterior, with glimpses of the interior. Construction appears to have progressed extensively since permits were issued this past April. A completion date is projected for the second quarter of 2021.
